The 5-Step No-Nonsense Guide to Buying Commercial LED Downlights (Without Wasting Budget)

Let's be honest — nobody wakes up excited to spec out downlights. But if you're the person who has to order them (and fix it when they're wrong), you need a process that doesn't fail.

I've been handling lighting purchases for our company's three locations since 2020. Roughly $60k annually across eight vendors. I've made expensive mistakes and learned the hard way. This checklist is what I wish someone had handed me on day one.

Here are five steps I use every time I'm evaluating commercial LED downlights, especially for Lithonia Lighting products (which is our primary brand now).

Step 1: Nail Down Your "What" Before You Touch a Catalog

This is the step I see skipped the most. Someone eyeballs the room size and orders a quantity based on "seems about right." Then either you have dark corners or you've over-lit the space and wasted money.

A downlight calculator (there are free ones online) estimates the number of fixtures based on room dimensions, ceiling height, desired foot-candles, and the lumen output of your chosen fixture.

For a typical office (50 foot-candles at desk height), here's a rough guide using a standard 1000-lumen downlight:

  • 100 sq ft: 3-4 fixtures
  • 200 sq ft: 6-8 fixtures
  • 400 sq ft: 12-16 fixtures

The conventional wisdom is to always add 10% extra for "safety." My experience with 40+ installs suggests otherwise: over-lighting wastes money and can actually create glare issues. Stick to the calculation if your ceiling height is standard (8-10 feet).

Step 3: Understand "LED Downlight" Specs — But Focus on the 3 That Matter

What is an LED downlight? It's essentially a recessed fixture with an integrated LED module. No bulb to replace. But the spec sheets are a minefield of numbers. Here are the three I actually care about:

3.1 Lumens (Not Wattage)

Lumens measure total light output. For a 6-inch commercial downlight, 800-1200 lumens is typical. For a 4-inch, 500-800 lumens. Don't compare wattage — compare lumens. LED technology means you'll get more light for less power.

3.2 Color Temperature (CCT)

This is the "warmth" or "coolness" of the light, measured in Kelvin (K). For offices, 3500K-4000K is standard — it's neutral, not too yellow, not too clinical. Our conference rooms use 3500K. The warehouse and corridors use 4000K. Keep it consistent within a space or you'll notice the mismatch (I've made that mistake).

Order 2-3 units of your chosen model. Install them in the actual location. Evaluate:

  • Light distribution: Is it even? Any hot spots or dark rings?
  • Glare: When you stand under it, is the LED source visible? A well-designed downlight should shield the LED chip from direct view.
  • Sound: Some LEDs emit a faint buzz or hum on certain dimmers. Test with your dimmer if applicable.
  • Air leakage: For conditioned spaces, check that the fixture seals against the ceiling (reduces energy loss).

The best part of this step: discovering issues before you have 40 units on a pallet. The cost of a sample order is tiny compared to the cost of a reinstall.

Common Mistakes to Avoid

Here's a list I've built from personal experience (and regret):

  • Ignoring warranty: Lithonia's standard warranty on LED fixtures is 5 years. Verify this on the product page. If a vendor offers less, ask why.
  • Not checking for rebates: Many utility companies offer rebates for energy-efficient lighting. As of January 2025, some programs offer $5-15 per fixture for qualifying LED downlights. That adds up fast on a 100-fixture order.
